Scope
Responsabilities and areas of action
Collect, analyze and gather information on the buildings that constitute the Group's real estate whenever it is planned to carry out conservation, repair or recovery works, consulting for this purpose all the documentation deemed pertinent, as well as collecting various records locally.
- Draw up and prepares the documents to be presented to the entities that oversee the legislation applicable to buildings and hotel use (City Councils, Directorate-General for Culture and Heritage, etc.), as well as the report compiling the site analysis, historical and constructive analysis of the buildings, the detailed identification of needs/problems and the proposal for action/resolution measures, taking into account the budgets envisaged, in order to obtain the respective authorizations for the execution of the various types of work
- Estimate and established the annual planning for the execution of the various works previously approved by the Group's Administration, by means of the priorities defined and, taking into account its forecast of execution time for them
- Carry out market consultations with service providers and launches invitations to tender with companies previously selected for the execution of the planned works
- Draw up and prepares the specifications identifying the works to be valued by the bidders, and then prepares a matrix for the analysis and classification of the various bids put forward, in order to be elected a contractor for the award of the works put out to tender
- Carry out direct negotiation with the service providers in order to ensure the best conditions and the best quality of service
- Monitors and supervise the execution of the works, supporting and ensuring the resolution of possible issues that arise during the process.
- Prepare the final project report, supporting it with all the necessary documentation for the final evaluation by the official regulatory bodies (Chambers, IGESPAR, etc.)
- Act whenever necessary as an interlocutor between the Group's management and the official regulatory bodies (Municipal Councils, IGESPAR, etc.), seeking to demonstrate the Group's objectives/needs and framing them technically in order to obtain approvals for the issues that the Group wishes to see resolved.
- Follow up all licensing projects that arise with a view to adapting to the needs of the Operation, as well as compliance with the legislation in force
- Develop and manage the database and archive with all the existing information concerning the units and their respective buildings, analyzing and cataloguing the information in order to speed up and make the consultation process efficient whenever necessary
- Follow up on the reclassification audits of the Tourism of Portugal, gathering and managing all the information on the unit to be audited, in collaboration with the Operation and the other areas of the Technical Services, Conservation and Maintenance Department
